Rent To Own

Approximately 20% of the population who can afford home ownership are unable to acquire their dream home for a variety of reasons. They may be self employed, have poor credit, new to the region, etc. We work directly with you to help home ownership become a reality.  Our rent-to-own program is unique in that we first find our client and then find them the home they wish to own. This allows the future home purchaser to lease the home of their choice with the option to purchase it in the future once their credit has been established and makes for a win/win scenario.

The first step in this process is to contact us directly so that we may qualify you for this program. We will need to ask you some personal financial questions regarding your income, credit rating, debt history, confirmation of down payment, etc. All information is held in the strictest of confidence. Once we determine if you qualify we then determine how much you can afford for a monthly payment which determines the price range for your new home. The rent you pay us will need to cover expenses such as mortgage payment, property taxes, house insurance and investor’s interest. The rent is further increased in order to create a down-payment for the future purchase of the property. Once the application and qualification process is complete, we then locate the ideal property which will fit within your budget.

Once a suitable property has been located and put under contract, all necessary contracts for the purchase lease option are completed and a future value and monthly payments are finalized at that time.
